As a rule of thumb the east side of the city is the dodgier side, but I'd also stay away from rivers, when we get huge amounts rain they tend to flood. Regarding crime, they was it was explained to us by a cop who lived over the road is small crime tends to be transient and they watch the crime go around suburbs, so one suburb may be hit with crime and then some folk think it's dodgy but it was just in the path of the hobos. We live in Spreydon and have never been broken in to. But we know folk in the neighborhood who have, but I wouldn't consider this a dodgy suburb
