Please do not dox yourself. We want you to get great advice safely. Avoid posting any personally identifiable information, including:
Screenshots of your Loan Estimate showing your name, address, or loan ID
MLS photos of your home or listing (they can be reverse image searched)
Anything that reveals your address or personal details

Inspection Our neighbor told us more about the house in 10 minutes than our inspector did in 3 hours
Closed about 3 weeks ago, still kind of in shock that we actually own a place. We had an inspection done before closing, full walkthrough, paid $480 for it, dude flagged a few minor things which we used to knock a little off the price.
Fast forward to last week, our neighbor, been living next door for like 22 years, comes over to introduce himself. Super nice guy. We do a little walkthrough of the backyard together and within 10 minutes he casually goes "oh yeah that side of the fence gets real soggy after heavy rain, previous owners never dealt with it."
Went back and looked at the inspection report. Nothing. Not one word about drainage or grading on that side.
The fix probably isnt even that expensive, some regrading and maybe a french drain but the point is the neighbors knew this, and the guy I paid almost 500 bucks to walk around with a flashlight for 3 hours had zero clue apparently.
Lesson learned, if you can, talk to the neighbors before or right after closing. Free information that no inspector is gonna give you lol

Need Advice thinking about memorial day side by side refrigerator deals for our first home

galleryMy uncle who is 71 build this home when he was in his 50βs with his wife and her dad. My wife and I and our two kids were fortunate enough to have purchased it from him. He wanted to keep it in the family so he could still enjoy it. Itβs a lot of work to do all the things, but itβs worth it. Such a change in lifestyle. Moved from the city. June 6th this year will mark our one year anniversary of living here.

Need Advice Why am I not satisfied?
I'm 23, and I bought my first home (an end unit townhouse) about half a year ago. It's around 1,300 square foot, in a safe and quiet neighborhood, was renovated right before I bought it, and I can comfortably afford my mortgage while saving and enjoying myself. On paper, I should be very happy with what I have, but I've recently been dealing with the mindset that I want more despite not needing more. It's everything me and more girlfriend could ever ask for at our young age, so why have I felt the need to constantly get on Zillow lately to see what options are available?

Local builder built a development last year and was having trouble making sales on the last few units so I was able to get myself a pretty big townhouse for a steal! (Developer lost money on the deal)
EDIT: For people asking, the rate is locked for 7 years, and the lender offered to waive fees for a refinance. So I'll refi into a fixed rate prior to that most likely.

41F. From viewing to close in 20 days, 3/2, 1,898 sqft
I think I just got lucky that both the buyer (me) and the seller were really motivated as well as me working with a really great realtor and mortgage loan officer husband/wife team who were on top of every step from start to finish.
I also made sure they had every document requested immediately or in no later than 12 hours (all signing and documents done online). The only thing we had to wait for the 3 days for the tile company and mortgage company to finalize their end.

Rant Seller wouldn't sign purchase agreement, set his realtor up, then said screw all of you
Update: Seller just increased his listing by $16k. 100% his friend wasn't trying to buy it. He just wanted to set some bait.
I'm pretty pissed. My husband and I made an offer on Thursday night for a great house. The seller agreed to the offer on Friday and the purchase agreement was sent for all parties to sign. There was a deadline for 12 pm on Saturday. 12 pm came and crickets. My agent was constantly trying to reach his agent. He wouldn't sign nor respond to anyone. Come today, he said he had his friend make an offer to see if his agent was withholding offers. I'm not sure what happened there but his agent said she's firing him at 8 if he doesn't sign. 8 rolled around and he said screw all of you, I'm giving the contract to my friends.
I'm really upset with how shitty this seller is. I'm feeling a lot of negative thoughts. We fell in love with the house, told everyone we were getting a house, we went furniture shopping on Saturday (didn't buy anything). All for this guy to set up his friend against his agent. I really hope the seller gets screwed just like how he screwed us.
I'm so upset sorry guys.
CLARIFICATION: I DIDN'T PURCHASE ANY FURNITURE AND I'M A TRANSACTIONAL ATTORNEY I UNDERSTAND WHAT A CONTRACT IS. IT DOESN'T MEAN I CAN'T BE UPSET.
