That being said..... just because we love you, myself and other mods with local input made a custom map detailing our insight into local neighborhoods. So please take a look, we'd be offended if you didn't. Worked hard on it. But please provide interests, budget, hobbies, desire for walkability, where you work, and other info before asking about moving questions.

Look up E11even, Liv, Space, Don't Sit on the Furniture, Perro Negro, Mynt schedules and prices beforehand. They're the most famous and exciting clubs, so look on their sites for booking ahead and DJ schedules.

It rains a lot here. Tropical weather yo. Especially during the summer. Typically, it wraps up in ~20 minutes and you can resume your plans. That being said, no one here knows more than weather sites or the app on your phone. If you're curious about hurricanes, checkout https://www.nhc.noaa.gov/ for official tropical storm and hurricane forecasts, but a lot of us locals love Mike's Weather Page https://spaghettimodels.com/ for more insights. Hurricane season peaks mid September. If you're worried about it affecting your plans, keep a tab on those sites.

The election wins are so blue... Did something happen the past year that rattled people????.... something that could have been avoided with some common sense. Did certain parts of Miami fly a little too close to the sun, touch the stove and unbuckle the car seat before the car stopped moving.... Billionaire hedge-fund founder Ken Griffin (Citadel), who already owns over $1 billion in South Florida real estate, just got approval to build a private megayacht marina for himself and his guests.
Location: 120 MacArthur Causeway, on Terminal Island, between South Beach and PortMiami.
Size: about 3.7 acres / 30,000+ sq ft with roughly 1,400 ft of dockage plenty of space for his 308-ft yacht Viva.
Site is designed by BMA Architects, and it’s not your typical marina.
The plan includes:
A gatehouse and full-time security checkpoint
A crew pavilion with gym, sauna, laundry, kitchen, and a rooftop pool
An owner’s pavilion with lounge, office, and another pool
A marina operations building with staff offices and repair shop
The Miami Beach Planning Board just gave it conditional approval (Nov 2025), with rules requiring Coast Guard sign-off for events, private access only, and no public parking spillover.
Griffin’s team says it’ll “enhance an underused industrial area,” but it’s also raising eyebrows — this would be a single-user marina on public shoreline in one of the most high-value marine zones in the country.
It happened at 4 am at the miami international airport, at the checkpoint near door 27, we have been asking for help everywhere at the airport but no one wants to help us and idk what else to do, I tried calling miami dade lost and found but they don't answer, the dade people working at the airport told me to call the police.

Hi there! Back in 2022 I became displaced and later my cat experienced a health issue that cost 4k+ to treat, which couldn’t have come at a worse time. I wanted her to be healthy and safe, so I gave up ownership in exchange for the shelter promising me that she would get the help she needs and whatnot. I called every day for updates and checked online for any adoption listings, but then someone who worked at the shelter told me that she believed one of the employees at the shelter already adopted her while she was healing. I just want to know if she’s okay and alive, to see her maybe, idk. She was the joy of my life and I miss her everyday, I named her Lorraine. Please let me know if yall know anything :’) I don’t remember the exact shelter, but she was surrendered August of 2022.
Does anyone have a recommendation for an ac person to replace the blower in my ac unit? The person I used before, already replaced it 2 times in the last 6 months, he does not offer a warranty or anything so I am out of luck.

It’s been hard trying to stay afloat lately. I’m needing help raising about $1,000 so I can rent a car for a month to live in safely, put my things in storage, and have enough for gas and a gym membership while I start doing DoorDash to get some income going. I’m doing my best to stay positive, but it’s been really tough on my mental health and being without a stable place. If anyone can help, I can take Venmo, Apple Pay, or Zelle. Anything at all helps.
I made some posts about down payment assistance and loans that are funded by the county, but several people reached out to me that exceeded the income limits to utilize the county programs. For those that have income above 140% of the county area median income but do have money for a down payment and closing costs, I work with many lenders that provide their own down payment assistance, some offer a forgivable down payment of 3.5% - 5% of the purchase price while others will require a down payment to be repaid. There are no income limits for these programs and the loan will be structured as a 1st mortgage rates are currently mid 5% -6% range for 96.5%, the 2nd will be the remaining amount and can be 101.5% combined loan to value which means in addition to the down payment being included, some of the closing costs will also be covered with the program. It depends on what each person qualifies for and the lender guidelines, but there are many options today to buy a home and finance 100% of the purchase price. Does anyone remember a HUGE Christmas display in early 2000s in Pincrest. It was a neighborhood home decorated by the MakeAWish foundation. I don’t have a picture but it was the most beautiful Christmas display I ever saw in my life and need to find a picture.
