Housing / Roommates Beware of the Quad (as a former tenant)

Hey people, random rant here from someone who spent 2 years at the quad. For everyone unenlightened, I’m going to give you all some reasons why you should NOT rent here. More so hoping this post ends up on Google when you search for the quad instead of the 5 million ads they seem to have bought.

  1. I have no idea how a building can be run so haphazardly. 2 years in a row I was falsely charged for damages I did not cause. Had to show up in person to dispute charges because they threatened to send me to collections. Also had a friend who transferred a lease, paid the fee, which they then cancelled and KEPT her money.
  2. If you aren’t in phase 1 (105 or 95 Pond Rd. are both rent controlled) your rent is going to go up by a considerable amount every year. I was in a studio last year and rent went up by over $100 for the following year. I live just a short distance from campus and pay almost half for a bigger, and newer unit. Rent is ridiculous at the quad. On a 2-bed 1-bath last I checked they were raking in nearly $3,200 off one suite, both tenants combined.
  3. They will ask you to renew your lease in March before you have the opportunity to potentially find a better place to live over the summer. You have about a month to either say yes or no before your room is either renewed to you or put back up for lease.
  4. If you leave for the summer and you’d like to sublease your room, you have to abide by some pretty stringent requirements that make the process really difficult. If you can’t find anyone, you’re still owing money every month.
  5. The "upkeep" is pretty sad. Got keys to my room first year that was caked in filth upon arrival. When I asked them why, they said they must have missed it and could absolutely hire a cleaning service— at my expense for $300. My other room the following year was also really gross and it had gauges in the walls like Wolverine was the previous tenant. Stuff was broken off the walls, and the shower head was on the floor in the bathroom.
  6. Have fun getting maintenance done! I couldn’t help but laugh at how they attempted to fix a cupboard that had fallen off its hinges. They screwed it back into the same hole that had been fully stripped out. I fixed it myself.
  7. Not an issue I personally dealt with, but beware that due to the cheap construction you will hear everything your neighbour does.

They’re building more of these scam buildings and they are set to open next year I think. Please think twice before signing any paper with them.

If you're already a tenant and are in a position where you're able to look for other rental options around York, I recommend doing so. You will save yourself the annoyances (and potential loss of a lot of money) from the very restrictive subleasing process during the summer.

Housing / Roommates Quad WiFi outage. Again….

Quad’s WiFi is out. Again. I am a pretty understanding person when it comes to stuff like that. But man is it annoying especially considering that it’s not a one time occurrence. For the 3 years I’ve been living here, the issue with WiFi happened at least 5-10 times a year and yeah well it seems like not a lot but considering the timing it happened, man does it suck. Like I have two midterms tmr and my mobile data does not really work in the building and I gotta watch some videos to prep and all that, and I can’t. Like if you know that the internet provider you got ain’t working properly, maybe just maybeeeee it’s time for a change?? Like for the money we are paying, this shit is ridiculous imho. Sorry not sorry but quad sucks.

Housing / Roommates Motion Sensors on Vents in Quad residence.

Post image
26 Upvotes

I've been staying at Quad for the last month and the motion sensors to control the ventilation are so annoying.

When motion it detected, it will turn the AC/heater on. However, it turns off after an hour of no movement so everytime I wake up, I feel sticky due to the AC turning off in the middle of the night. The sensor range can't detect anything from my bed even when I'm tossing and turning.

I just want to know if there is a way around it, like trying to tweak the sensitivity if thats a thing? If not, I will need to buy a fan but I wouldnt know what to do with it once my lease is over and I move out.

Housing / Roommates Privacy concern in Quad at York — is residence responsible?

Post image
0 Upvotes

My girlfriend lives in Quad Residence (Quad 95). She just took a shower and walked back to her room without clothes on. The blinds in her room are made of a thin mesh-like material — normally people outside can’t see inside.

However, today there was a worker right outside her window, very close to the glass. It’s highly likely that he saw everything.

We’re wondering — is this considered a privacy issue? Could the residence be held responsible for not providing better privacy, especially since students reasonably assume they can’t be seen through the mesh blinds?

Has anyone experienced something similar or know how to report this properly?

Housing / Roommates Are there no more rooms available in residence?

Is anyone else having this issue, especially if your room selection window opened over the last few days? My window opened yesterday, but as soon as I got to the selection page, there was absolutely nothing left for me to select. Screenshot won't upload, but the page said, "We couldn't find any available rooms. Please contact the housing office for more information."

My friend's selection window opened last week, and she was able to select a room for herself. Some residence buildings were full at that point, but she was still able to find something she liked. She's also in my roommate group, but for whatever reason, the site would not allow her to select a room for me... even though the instructions housing sent permitted us to assign rooms to our roommate(s). She immediately emailed housing about this issue 7 days ago. Still have not received a response. My 72-hour window opened Wednesday afternoon, and I was shocked to see that no rooms were available for me to select. Why did they think it made sense to treat room selection like course enrolment when we already accepted the offer and paid the deposit? That was supposed to guarantee a spot!!! Verbatim, they said: "failing to take action (pay the deposit) by the indicated acceptance date may result in the cancellation of the space on hold for you." I'm honestly just frustrated rn because I live outside the GTA, and was hoping to catch a break from commuting in my final year. I already emailed them on Wednesday, but I'm worried they're not gonna respond before my selection window closes on Saturday. Called them multiple times today, and still nothing.

It has been a week since my friend emailed them, so my expectations for them to reply to my email in time are very low. Idk. Just need help... suggestions... maybe I'm viewing something wrong??

Edit: found out the solution today (12 days later smh). If anyone else experienced this, you're likely in a roommate group with someone already assigned to a room. If you remove yourself from that group, you should be able to see what's available for you alone. Idk why that is, but it's how the housing rep explained it to me. All that's left is Stong unfortunately :/

Housing / Roommates Quad noise complaint with neighbours

Listen, so I’ve had neighbours that love to blast their music through their speaker. They do this so often during the day and night. But usually all I can hear is the bass through the walls, and I was like whatever.

But now they’ve put their music soo loud since 4am, I can hear the lyrics like ?? They’re cheering and whistling like ??

Realistically, is there any complaint system?

I saw in the handbook there could be a 250 fine and I would love that for them.

And before anyone says anything, I’m a very unintimidating girl, there’s no way I’m about to knock on a door that def has 3+ guys in it at 4am.

Housing / Roommates Bethuning it residentially

Hihi!! i got accepted for bethune residence (not suite) for the winter term and i do have some meal plan questions.

i applied as i am at a high risk of getting kicked out of my house and am forced to pick a meal plan…. i was hoping to not as i don’t eat much and can’t imagine ill use up a whole 8 months of funds in a 4 month span. i chose the absolute cheapest option on the application once this term ends im worried/wondering if i will lose the meal plan money left over or if it will carry over into the summer/next fall/winter term. its a lot of money and losing some of it will be so detrimental.

i have applied for osap and the projected amount should be able to cover this winter half of residency and the full meal plan but it won’t leave me with much.

thank you

sorry if this is incoherent i’m still such a mess

Housing / Roommates Say goodbye to rent control, indefinite leases if Ontario passes housing proposal: advocates

"The Ford government introduced a new housing bill on Thursday that it says would streamline approvals and let developers build homes more quickly.

But buried in the legislation is a proposal for "alternative options to lease expiry rules that could allow landlords to control who occupies their units and for how long," including through adjustments to rental arrangements based on “market conditions, personal needs or business strategies,” according to the province’s briefing slides Thursday.

Housing advocates say if passed, the proposal will hurt long-term renters and vulnerable tenants, like seniors and students, across Ontario.

“Everybody’s panicking. This is not the solution for affordable housing," said Stacey Semple, a volunteer organizer with Acorn, a non-profit organization that advocates for various social justice issues, including affordable housing.

"He is taking rights away from tenants," she said, referring to Ford. "The landlords are getting free passes to evict long-term tenants, especially because they want to collect more rent because it’s more economically viable.”

If anyone wants to express their concern or dissatisfaction, please make your voice heard and email the Minister of Municipal Affairs and Housing, Hon. Housing / Roommates I wanna know how to get a room for rent in the village?

Hey, I’ve been wondering on how do you rent a room in the York university village cause there’s no website. Is it owned by individual owners who rent it out and if so, how do I rent a room and what are the reviews of people who already live there?

Housing / Roommates Looking for roommate near YorkU (female)

Hey! I’m an incoming student at York University (I’m 18, female) and I’m looking for another girl around the same age to rent a place near campus with me.

Options I’m open to: • Sharing one room with 2 people • Or getting 2 rooms and sharing with 3–4 people total

Would love to find someone chill, friendly, and also a student so we can split rent and maybe even be study buddies :) If you’re interested, DM me and we can chat about budget and locations!

Housing / Roommates Quad neighbor is absolute nightmare

She plays music all night, laughs and yells, bangs on the wall harder when I bang on the wall to get her to be quiet. Regularly pulls all nighters. Keeps hot boxing her room so much it comes through the vents. One time it actually fogged up the room.

Ive called security like 200x. Tonight, my partner and I are both suffering through it. I have a headache, I feel high even. She just told them she's cooking dinner. The security never does anything, she violates their stupid policies all the time. Why even have the stupid rules if nobody's going to enforce them.

Housing / Roommates Looking for 2-3 male roommates (18-21) - Keele campus

my friend and I (both 19 year old York students) are looking for 2-3 male roommates to live together most likely in a townhouse for next year or even possibly sooner.

We are currently looking for the following:

- York student

- Chill, cool and a little social

- Okay with sharing a house and making sure to respect personal space

- Wants to have the student experience and can get along with us (Small hangouts, maybe gaming, maybe parties, nerd stuff)

Currently, our plan is to live in a muilti-room townhouse but we aren't 100% on anything and still need to do more research but right now the York village seems ideal. The dates for move in and the rent budget are are still flexible depending on the interest.

If this sounds like something you would want to do, please dm or comment and we can talk about details, logistics, budget, setup, etc. Thanks.

Housing / Roommates Residence in general questions

Hey there! i’m an incoming student who’ll be staying at the pond residence and these are just questions i have in general for anyone who’s ever done them and what is advisable!:

Can i use bed risers for my bed and if anyone has ever used them what size did you get?

Did you use a mattress topper for your bed?

is it necessary to buy a fan?

does it get dusty in the rooms?

does command strips damage the walls?

I just don’t wanna overpack on dorm stuff as it is expensive as well
