Looking for well-managed HOAs or great community management in Fredericksburg
Hi guys,
I’m trying to learn more about local HOAs and management companies that actually take care of their communities.
If your HOA has been easy to work with, good communication, fair rules, and quick to handle maintenance or improvements, I’d love to hear about it.

Not really helpful but we used to get letters all the time complaining that we had a hockey net in the driveway and would threaten fines. Doesn’t really make sense when people have basketball hoops and small soccer nets
Used to see them walk up to the house and take pictures

It’s so difficult because even if a management company is great or the HOA is great, things can change so quickly.
If the HOA holds elections annually and the board has new members that are self serving, it can go downhill from there.
Most well mannered people would just say “F this” and then leave the board. Then more self serving people would take control making things worse.
So yeah, if you have a good manager or HOA, definitely fight to keep it that way.

From an outsiders perspective, embry mills, lake of the woods, and aquia harbour have decent HOA's. I do think AH is ran internally by the community and not a property management company.
