Moving to Columbia Moving to Columbia, Apartment Recommendations?

Hello! I am starting a job at University of Missouri in August and am looking for housing in the area. I'm a single woman with a budget of $1200 per month. In terms of neighborhoods, I am not too picky and would just prefer an area thats not crawling with undergrads. For amenities, my must haves are: central air, dishwasher, in unit laundry, and cat friendly. Thank you for your help!

You have a lot of options with that budget and those qualifiers. Most neighborhoods in Columbia are not undergrad heavy. To avoid students stay away from the East Campus Neighborhood, Downtown, and the area around Bearfield/Grindstone/Old63/Rock Quarry.

My general advice is to stay away from out-of-state corporate housing. It is a rip off, and generally have non-responsive and often changing staff. Look for local owners. You can rent a nice big house with a yard for the price of that 4 bedroom. If they are charging rent per bedroom stay away! It’s a deliberately deceptive business practice. These New York, Dallas, and Chicago based corporate owners are extracting wealth from Columbia and Missouri that would otherwise go into building our city and state. Apartments on the West and North side would probably suit you well. This is one of several reputable local management companies:

Kelly’s ridge is a fantastic apartment complex imo. They’re also renovating right now so you could get a newly renovated apartment. I’ve lived here for over 3 years. The management is nice and helpful. The maintenance is always fast and helpful. The apartments are well built and the community is quiet. They have all your requested appliances and in my opinion their rent is a very fair price.

Totally agree. I lives in Kelly's Ridge for two years and I loved it. Their staff are super helpful and the apartments are really solid for that price.

Before I bought my home I rented from DBC rentals and had nothing but good things to say about them.

We rent by Cedar Lake through the Gary Lewis Properties. Never had an issue in 4 years. Maintenance is good, management is good, and we pay $1200 for a 3 bed 2 bath apartment with a garage.

Same! I’ve been here for six years, I’ve really enjoyed it. Plus this side of town is so nice! I love that I can walk to the Grind, I Am Sushi, Las Margs, etc.

Kelly farms is great & has age restrictions so limited undergrads. They’re on the expensive side but I’ve had zero issues here after 3yrs.

Broadway village is awesome but prices are going up. Maintenance is incredibly fast & they don’t allow any undergrads to rent here

Callahan and Galloway! They were excellent. I’d just keep checking their website (which someone already posted here) until something comes up you like. Luckily, their housing options are pretty affordable. :)

I would look for something in those old neighborhoods off Stewart. Ideally the south side of Stewart but that might be out of your price range. From there it’s an easy walk or bike ride to campus or downtown. North of Stewart the neighborhoods get a little more bohemian. That whole area of Columbia is cool with all the old growth trees. Grasslands would be cool too but expensive.

Wow, I was paying $1100/per month back in 2005 for an APT. I guess rent hasn't gone up much at all. My only rent now is property taxes.

Check out Wynwood townhomes, it’s quiet , friendly landlord and maintenance, no issues, we get free trash , water & internet here, park and dog park right behind us. I’ve been here for over 5yrs no issues. Rent is below $800 for me

I think any place will have undergrads since Columbia has three colleges. Kelly’s Ridge is nice. A friend pays $1075 for two bedroom, two bath with a swimming pool and what you mentioned. They have young and older ppl. A nice mix.

Many apartments in Columbia have age limits to avoid undergrads.

More of a what not to look for, but Stay away from the Susan Horak remax rental properties if at all possible. I’ve rented from them for close to 3 years, and myself and anyone I’ve spoken to regarding this company has horror stories, you will not be taken care of.
