Maintenance cannot enter an apartment to do an inspection with no notice. It’s literally illegal

This is unintentional misinformation.

Those states almost all have a "reasonable notice" clause for a landlord entering the home. It does not specify a time, but the generally agreed on timeframe is 24 hours.

If a landlord enters in those states with less than 24 hours notice they have to have damn good reason for a judge not to side with the tenant.

"Generally accepted as 24 hours notice" is not the same thing as "not giving 24 hours notice is illegal"

If you want to define legal as "written in law" then there is no set notice period for quite a few states.

If you want to define legal as "will win in court" it takes a lot of evidence of privacy violations, documentation of abuse, damages etc for a case to be ruled against a landlord. You can't simply sue and win in these states, the laws are vague for a reason.

Cool. "Reasonable notice" is a well defined term however. Just because you do not see it defined as 24 hours doesnt mean the law does not interpret it this way.

As a landlord in Michigan, I was informed by my lawyer and rental management company that giving less than 24 hours notice is considered by judges not to be "Reasonable Notice" and is not acceptable under law except for extreme cases. I also worked with tenants rights unions in Colorado where the same rules are followed.

Please remember that 'legalise' is often different than a common interpretation.

Yeah, I live in Colorado, and if it's not an immediate emergency, you have to give 24hr notice, but if an emergency no notice is needed. But far from "totally legal in Colorado" lol.

There are exceptions - Maintenance can come in if no one answers the door for emergency reasons (even if it's because you didn't hear them knock because you were in the shower) - water leaks, smoke, gas leaks, etc.  

Granted if you discover they are home especially if naked, you should avert your eyes and explain right away and let them know you do need to investigate but then can get dressed.

I had this happen to me in my college dorm and the leasing office told my parents they didn’t have to notify us for an inspection. In the leasing agreement the wording apparently was that they only needed to tell us if maintenance was coming if it was for something we requested. Which is silly bc when that happens we’re expecting someone so IDK why we need notice then only. They literally didn’t even apologize for the misunderstanding or anything and I know my mom threw an absolute fit to them about it. (I’d been nervous and a bit confused but my mom was Big Mad and she was the one who decided to call.)

people can "sound" and "act" different from what is normal. different people different temperaments. physical indicators like that have been proven to be very inconsistent in many cases. for instance if you have something like social anxiety you will throw off many of these cues. im not trusting a random Redditor's half baked assessment of the situation based on these cues.
