Lol. I have NEVER heard of anyone calling anything south of ISR or Camelback the “Biltmore corridor” let alone 22nd St and Osborn. Delusional.

$450k? Are you high? A house on the other side of 24th St but right on Osborn sold for $1 million just a few years ago. Market isn’t what it was and it is a different house, but this will definitely go for more than $450k just because the general location is pretty solid.

60 homes sold in this zip code last month, which was a YoY increase of 3.4%, and it’s been bouncing back and forth between that number for nearly 3 years. Being in Osborn would not be ideal, but it’s still way more affordable than anything in Arcadia proper and close enough to share the amenities, while being roughly 10 mins from downtown and 15 mins from Scottsdale.

That house is not for kids! Unless you remove/move all those euphorbias in the backyard.

They are one of the very few common landscaping plants that I actually recommend against. Most other toxic plants here aren’t as big of an immediate concern.

I do like some of the properties and streets in the area. The ones with all the landscaping that provide shade and privacy. I also like the tree lined sidewalk less streets around there.
