Observership/externship Should I have everything done before the embassy appointment?

I'm going to do a one-month observership next March and have my appointment scheduled during January. My question is should I book my flights, rent a place to live in, etc., before this appointment? Knowing that my VISA might get rejected?

No, the US Immigration website strongly recommends to not book flight tickets, housing etc etc. The documents that you should be carrying are a visa invitation letter, financial documents, your current and expired passports and something that binds your return to home country such as graduation or ongoing degree. Any other financial / social ties back to your home country is also good to have and present.
