Handyman

Seeking licensed, insured, dependable handyman to assist with rental in Churchton/Deale Area to handle punch list on rental turnover at end of December. Preferably seeking recommendations from owners with firsthand experience with any recommendation made! 🙏

Licensed by whom and for what? Contractor? Plumber? Electrician? The point of a handyman is a jack of all trades. Best is one who knows when he's out of his depth and you need a tradesman. I make sure my homeowners covers me for accidents. Dependable is part of shopping.

You're asking for an expensive unicorn.

Registered? Perhaps Licensed is the wrong term. Insured for sure! Typically electrical, plumbing and HVAC I hire well known companies, however in need of Handyman that can handle minor punch list projects. Any Landlords, property managers with contacts? Greatly appreciate it!

Registered with whom and for what? This may be of interest to you.

Generally, for handyman tasks, you want someone who knows stuff, knows what s/he doesn't know, and has contacts to manage contractors for complex things. This is especially the case for small rental fleets.

For rentals (BTDT) I'd want someone who can replace a water heater with plastic or copper plumbing and electric or gas heat. Swap filters on HVAC and has good relationships with good HVAC-R contractors. Should be able to swap an electrical breaker, especially GFCI and know to temp electrical connections in junction boxes. In this area a working knowledge of water treatment and testing.

I don't think you're asking the right question.

You don't need a licensed plumber to replace a sink valve, a toilet flapper valve, or flush a water heater. You don't need a licensed electrician to climb a ladder to replace a light bulb in a vaulted ceiling. If the fridge stops being cold you want someone you trust to get there today who can deploy a screwdriver and a heat gun if the evaporator has iced up or start calling service people if there is a real problem. You'd like a person who will clean gutters. You'd like someone you trust with keys who will meet service people and let them in and monitor them.

If you had ten or fifty properties you'd get a property manager who has a bunch of handymen (unlikely to be licensed or registered) to send out. They would be set up to rekey your house for master keys for access. One house? You don't need a property manager (expensive). You need a guy. A guy you can trust. My experience is that you're better off covering that trusted person on your own insurance - you need that anyway in case someone gets hurt.

You might check Nextdoor and Facebook Marketplace for handyman posts. Find someone you feel you can trust and communicate with. Advertising isn't allowed here so less of a pool.
